{"id":3228,"date":"2026-08-22T07:53:00","date_gmt":"2026-08-22T07:53:00","guid":{"rendered":"https:\/\/bfta.com.tr\/?p=3228"},"modified":"2026-08-25T11:50:48","modified_gmt":"2026-08-25T11:50:48","slug":"binanin-adi-daha-dogmadan-konur","status":"publish","type":"post","link":"https:\/\/bfta.com.tr\/en\/2026\/08\/22\/binanin-adi-daha-dogmadan-konur\/","title":{"rendered":"A Building Is Named Before It Is Born"},"content":{"rendered":"<p class=\"wp-block-paragraph\"><em>Sold and Built \u2014 the second of three pieces on one subject, approached from three sides.<\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In mid- and large-scale housing projects, most of the massing is usually written before the first sketch. Local planning practice, floor area ratio, site coverage, setbacks, parking counts, the fire code and the seismic code together define the envelope a site can carry. A mediocre scheme tries to hide that narrowing. A good one makes its peace with it; within those limits it finds the answer that satisfies many criteria at once, and makes it legible.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Massing the Code Imposes<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Constraints are not read one at a time; they stack, each taking room from the next. Parking counts fix the number of basements. The number of basements fixes the datum and the building height. The datum fixes the circulation: where the entrance is taken from, and where pedestrian and vehicle part company. By the time the architect picks up a pencil, the site plan has largely been described.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That description is one of the more useful references a design has. How much building a site can carry, which way it should face, where it can be entered \u2014 all of it is the site's own data. Bad architecture begins in an unwitting struggle with that description, and often in the wish to hide it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Two links in the chain are especially quiet. Parking counts swell the basement, the basement swells the footprint, and the garden you see at ground level is usually as large as the car park below it permits. In the structure, the shear walls the revised seismic code calls for decide from the outset whether flats can ever be split or combined. Neither shows in the plan; both write it.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The Multiplier<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A fa\u00e7ade decision is not priced in one module but across the whole area. On a 40,000m\u00b2 scheme a small difference in unit cost moves the entire budget. Managing that economy is one of the real tests of a design.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In Turkish fast-build housing \u2014 and in its design \u2014 frame and cladding have become separate line items. The frame answers to a structural calculation the codes tighten year after year, so it is closed to negotiation; cladding and the language of the fa\u00e7ade are open. So when money tightens, the first item cut is the one the architect cared about most.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">There is a second multiplier: the common-area index, or the ratio of saleable area to gross area. That single ratio governs the common areas, corridor widths, and the number and content of the cores. In a plan study the elements an architect questions hardest are usually not the ones inside the flats but the ones in the common areas. For example, in <a href=\"https:\/\/bfta.com.tr\/en\/proje\/denge-towers\/\">the Denge Towers floor plan<\/a> that ratio turns into form: the convex curve shortens the inner fa\u00e7ade that covers the corridors and puts living rooms and bedrooms along the long perimeter.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">\u201cMake It Different\u201d<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Difference is what clients ask for most often. Because difference is cheapest to produce in an image, a distinguishing character gets sought through forced string courses, cantilevers, cut-outs, an out-of-proportion crown and overblown fa\u00e7ade lighting \u2014 and the budget piles onto the fa\u00e7ade and the finishes. Floor heights, flat layouts, what the flats actually offer (storage planning, proper entrance halls, day and night zones properly resolved), the common areas and the quality of the landscape all settle back to average.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The demand is fair enough for anyone committing that much capital in so little time and wanting it back as soon as possible. For an investor difference is not an abstraction, it is sales velocity. The question is not whether prestige is wanted; it is where you look for the difference.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sometimes the request arrives as a single word: landmark. Usually the word means recognisable on the skyline. But a building can also become known in its district through its entrance, its garden and the way it meets the street \u2014 cheaper, and longer-lived.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">From Concept to Construction<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Not every constraint shows up in the first drawing. Once the concept is signed off, parking counts, escape distances, shaft continuity and many other headings come back one after another, and each return opens the plan again. The final scheme is the sum of corrections laid over the first decisions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The investor pays for that sum in cost and programme; the architect draws it \u2014 overlays, revisions, coordination. Two sides of one event, usually discussed apart.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sales then joins in. Programming and managing the final scheme now depends on how good the investor and the architect are at it. Show flats and sales offices tend to open before the construction drawings are finished, which means some decisions are shown to buyers before they are drawn \u2014 and can no longer be withdrawn.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Where the Loss Collects<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A dwelling is lived in daily, and daily experience comes mostly from how the plan is resolved: orientation, light, noise, storage, how you come in. None of it sells in an image. Yet once life begins there, in time all of it gets discussed.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Difference is produced where it is seen. Loss collects where it is lived.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some of that loss is recoverable. A few centimetres of floor height, room for a shaft beside the wet areas, a threshold space at the entrance \u2014 none of it costs what the show on the fa\u00e7ade costs. But because none of it appears in the image, none of it is easy to defend.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Acoustic comfort belongs on the list too. Party wall and floor insulation draws more complaints after handover than anything else and is never raised during the sale; among the invisible items it is usually the most expensive. Perhaps one of the architect's greatest duties is to give people living side by side privacy from their neighbours.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Constraints are not the problem. Trying to hide them is.
