Sold and Built \u2014 the third of three pieces on one subject, approached from three sides.<\/em><\/p>\n\n\n\n

What makes a building cheaper is not cheap material but clear decisions, and few of them. Resolve one fa\u00e7ade detail and multiply it, and fabrication, assembly and inspection all get cheaper together. Simplicity is not a constraint; it is a method.<\/p>\n\n\n\n

Value does not come from abundance. It comes from a few clear decisions doing work in a great many places.<\/p>\n\n\n\n

At housing scale this is plainer still. One flat type repeats thirty times, one fa\u00e7ade module three hundred. At that scale a good or bad decision is not the matter of one building but of a neighbourhood.<\/p>\n\n\n\n

Frame and Costume<\/h2>\n\n\n\n

In Turkey, frame and cladding have come apart. The concrete frame counts as the contractor's work and the fa\u00e7ade as the architect's, so the building splits into a system that carries and a surface pulled over it \u2014 and because the surface is a separate line item, it is cut separately too. The tectonics of the building disappears behind the surface along with it.<\/p>\n\n\n\n

The split cannot be undone; producing frame and cladding separately is how we build now. But the two can be made to know each other. Where the column grid is set together with the panel dimension, and the floor height together with the fa\u00e7ade division, cladding stops being a cover over the structure.<\/p>\n\n\n\n

Once that fit is there, the detailing simplifies with it. Every turn, projection, solid, window and opening \u2014 the grammar of the building \u2014 is settled. The finished building presents itself whole. In strong architecture at any scale you can see at once that the whole came from one person or one thought, and that is where the magic of good architecture sits.<\/p>\n\n\n\n

Less Is More<\/h2>\n\n\n\n

A few materials joined well are cheaper than many joined averagely, and they age better. A repeating element gets learned on site: the mistake made in the first module is not made in the thirtieth. For instance, Mutlu\u015f Apartment<\/a> resolves into one material and one detail: the whole fa\u00e7ade is porcelain.<\/p>\n\n\n\n

More materials mean more junctions. More junctions mean more places that take water. The part of a fa\u00e7ade that needs most maintenance is never the material itself; it is where two materials meet.<\/p>\n\n\n\n

Simplification is therefore not a sacrifice. More often it is the only way to reach a better whole on the same budget \u2014 better on site, structurally more consistent, easier to cost.<\/p>\n\n\n\n

Nor does repetition mean monotony. Reordering the same module, shifting the same opening floor by floor, using one colour in two tones: variety without a single new element. Variety comes from arrangement, not from the number of parts. A good design knows the difference between routine and rhythm, and holds it.<\/p>\n\n\n\n

The same holds in the garden. A few species gathered in the right place are easier to maintain than many scattered, and read better after five years.<\/p>\n\n\n\n

Repetition also helps inspection. Multiply one detail and it is clear what to check on site; the snagging list gets shorter and mistakes surface early. On a fa\u00e7ade where everything differs, the mistake surfaces only after the scaffold comes down.<\/p>\n\n\n\n

How a Building Is Read<\/h2>\n\n\n\n

Whether a building has really been resolved can be read from a handful of things. The simplest is a photograph of it finished \u2014 how many, and from which year. The second is the scale at which the fa\u00e7ade detail was resolved: a detail not settled at 1:5 gets settled on site. The third is how many different materials there are; a small number is the mark of a resolved design. The fourth is whatever appears in the image and not in the building.<\/p>\n\n\n\n

The detail that survives is not the one drawn best but the one the available subcontractor can build. Knowing that does not shrink the design; it shows how hard it can be pushed.<\/p>\n\n\n\n

The fifth is maintenance. However often a fa\u00e7ade can be cleaned, and with whatever equipment, is how far that fa\u00e7ade has been resolved. A surface nobody can reach, however well designed, is remembered in its fifth year by its stain.<\/p>\n\n\n\n

Back to the Rendering<\/h2>\n\n\n\n

The objection was never to renderings. The image's job is not to flatter the building but to show, in advance, the best condition the building can actually reach: real material, real shadow, real neighbours. Used that way, a rendering does not promise; it commits.<\/p>\n\n\n\n

Producing one is no harder. Honesty is most of it. Put the neighbouring buildings at their real heights, set the sky to an ordinary day, draw the condenser units and the fire stair onto the fa\u00e7ade \u2014 all of it is a choice. The result is less brilliant and far easier to defend later. Whether a sales image is a representation of the building at all is probably the finest point in the argument. An architect describing in advance, with the tools available, the building they want to see is doing something proper and necessary. A sales image carries the same information but is another thing entirely: it wants an aesthetic beyond photography, it has its own jargon and its own commercial ambition, and it usually ends up in front of the architecture.<\/p>\n\n\n\n

Across three pieces the same question has been held from different sides. A building is judged by the building, not by its image. Value, likewise, is not in what is seen but in what is still standing in the fifth year.<\/p>\n\n\n\n
