Mutluş Apartment is oriented toward the southern waterfront view, with the living areas and kitchen facades facing the sea, while the bedrooms and service core look northward over the neighboring rooftops toward Bağdat Avenue. The site, subject to urban renewal, is a shallow rectangle with its long edge running parallel to the shoreline — positioned at a crossroads where the coastal road and Bağdat Avenue converge at their closest point. In response to this condition, the building is pulled toward the corner of the plot, lifting it above the two-storey fabric in front and claiming an unobstructed view over the water.

The building's street presence is shaped by two white frames on the Marmara-facing façade. Inside these frames, horizontal and vertical bands of wood and gray tile articulate the individual apartment units. Beyond the frames and across the rear elevation, slim gray porcelain cladding provides a quieter, more uniform surface. Between the two frames, an aluminum box-profile curtain wall screens the staircase — introducing a material contrast that reinforces the visual weight of the white frames against the rest of the composition.
