Denge Towers is a mixed-use residential and retail development near the Sancaktepe metro station. Two residential blocks rise from a shared podium, each oriented toward a distinct urban void. The podium is wrapped in precast concrete arches — cast in custom moulds at varying proportions — forming a retail base with a strong civic character. The residential floor plates are designed as convex curves, turning their longest edge toward the open urban space beyond. This move minimizes the internal corridor frontage overlooking the retail courtyard, while maximizing the exposure of living rooms, kitchens, and bedrooms to the view and light outside.
The retail volume creates an intimate, boutique shopping experience within, while its exterior — referencing the language of the historic bedesten — forms the longest and most prominent commercial frontage. Through decisions operating at both the urban and unit scale, the project maximizes the quality of saleable area while establishing its own sense of prestige on the historic Samandıra square.
