Lotus Garden is an urban transformation project in Tuzla. The blocks look onto two generous courtyards, one an inner court and the other in the character of an arrival court, and on their uppermost floors they step back toward the sea, both opening up the sea elevation of the blocks and creating apartments with sea-view terraces.

Because of the limited footprint, the blocks are drawn to the corners of the parcel boundaries as L-shaped linked blocks. Resolved with two elevations, the block type opens outward on one face, while its inner faces open onto the two courtyards formed by the outlines of the blocks. Given the restricted space, the landscape in these courtyards is a dense one. The terraces of the ground floor apartments define their own private terrace areas with planting. The social facilities are on the basement floor, which houses an indoor pool lit naturally from above and, within it, a small spa center.

Limited to a maximum of six stories under the development regulations, the blocks are clad in tile-colored spatter render on their first two floors at garden level. They thus establish a closer relationship with the landscape design. The balcony balustrades on these floors were chosen to be more open, strengthening the connection between the buildings and the rich landscape. Where they meet the landscape the buildings carry one character, and on their upper floors another, drawn from the richness the stepping provides. The balconies on the upper floors are conceived in precast material. The slender cornice bands at each floor reinforce the geometry of the stepping. Apartment sizes are evenly distributed, ranging from one-bedroom units to terraced five-bedroom ones. The larger apartments are designed at the ends of the blocks and on the set-backs where the view is richest, while the smaller ones sit within the body of the building.
