The housing and retail development on Davutpaşa Street occupies a former industrial site. This is a busy axis — the Yıldız Technical University Davutpaşa campus lies at one end and the E-5 motorway connection at the other — so the potential for both vehicle and pedestrian traffic is high. The retail units therefore face the main street and Karakol Street, which crosses it at a right angle. Vehicle access to the site is taken from a planned road on the southern, industrial-zone side that has not yet been opened, so that traffic entering and leaving the site does not mix with pedestrian traffic to the shops. There is also a pedestrian entrance on Davutpaşa Street.

The site is made up of two blocks. Following the boundaries of the plot, the L-shaped block — which holds the larger apartments on the main street side — forms the street silhouette. The residence block containing the smaller apartments sits to the south. A generous landscaped area lies between the two. It is in effect a courtyard, bounded by the blocks on two sides and by the retail volume towards Karakol Street.

The façade character of the blocks divides the elongated elevations into surfaces set out as proportioned material bands. These surfaces were meant to step forward and cast small shadows. The white, red and cream-brown surfaces do not end at the same level at the crown of the building; they terminate in parapet details at varying heights. In this upper layer the red stone-clad surfaces are given particular emphasis. At the scale of the façade detail, the vertical panels meet the body of the building at slight angles, so that the residential character reads as more refined both across the façade surfaces and in the smaller details. The smaller residence block is likewise split in two in its massing. The core sits at the centre of the block. The half on the western side is one storey lower, so the exposed core wall acts as a mount for the Luxera logo.
