In Kadıköy, and along the Bağdat Caddesi corridor in particular, urban transformation begins on a single parcel: floor area ratio, setback lines and the municipality's shifting approach to project approval fix how many dwellings a plot will carry on the first day. What the scheme achieves depends on how that fixed volume is worked — shared circulation held to a minimum, the envelope used as efficiently as the regulations permit. Our office is in Suadiye; most of the buildings here are within walking distance. Across Turkey, from residential masterplans down to the single parcel, the area we have designed has passed 1,200,000m².
